The most defining factor is location. Of course, it is. They don’t necessarily need to know your exact address, but they will want to know what staying at your home will bring to their trip. If you are just a short drive from the beach, let them know. Is a late night walk okay to enjoy, or should they tread with caution? The more they know the more satisfied they will be.

The same goes for having issues with these during their stay. The last thing you want is for your guests to arrive and realize the space is far smaller than they thought it would be. The truth always wins. So if the bedroom is small, say it is small, or use words like cozy. If their bathroom isn’t an en suite bathroom, say it isn’t; tell them that they have to go for a little wander through the house. Instead, focus on what makes a great photo and not one that exaggerates space. This won’t put off as many people as you imagine if you get the pricing right.
